1. Newly settled talents
The original policy is: from the date of settlement in our province, we can buy commercial housing and enjoy the same treatment as local residents, and we can buy two sets of housing.
The new policy is: talents newly settled in Hainan Province must provide their social security or personal tax payment certificate for 12 months in Hainan Province before they can buy Haikou 1 house, and 1 house has been filed for 36 months before they can buy a second house. The original policy was that at least 1 family members paid social security or individual tax continuously in our province 12 months or more, and they did not own their own houses in our province, so they could buy 1 apartment in our province.
The new policy is: talents who have not settled in Hainan must provide their accumulated social security or personal tax payment records for 24 months in Hainan Province, and their families do not have their own houses in Hainan Province before they can buy 1 apartment in Haikou City.
Purchase conditions
At present, there are three ways to buy a house in Hainan: talent introduction policy, not settling down, and buying a commercial house.

In the case of 1-4, buying a house in Hainan requires 70% down payment, so while meeting the conditions, a high down payment ratio is also a kind of pressure for many families.
Settle in Hainan
1. Talents who have settled in this province must provide personal income tax or social security certificates that have been paid in this province for 12 months or more, and can buy 1 housing (including second-hand houses, excluding property hotels); The second house can only be purchased after 36 months from the date of filing the first house purchase contract;
2. The first suite settled in Hainan, with a down payment of 30%; For the second house, Sanya pays 50% down payment, and other cities and counties pay 40% down payment. If it is in Haikou, you will pay 40% down payment after the first mortgage is repaid, and 70% if it is not repaid. Non-residential, the first down payment is 50%, and the loan period is 10 year.
