Once the price intervention measures are taken, the lessor shall implement them; If the lessor refuses to implement it, it shall be handled by the market supervision and management department according to law.
Article 69, Chapter VI of the Regulations (Draft) provides for rent guidance, rental management service platform, brokerage commission, indoor air quality standards, and the governance of "group rent".
Beijing will establish a unified "housing lease management service platform" to link contract filing with lease registration. At the same time, lessors and lessees are encouraged to complete the online signing of housing lease contracts through the housing lease management service platform and automatically submit them for registration and filing.
The deposit charged by the housing leasing enterprise to the lessee generally does not exceed 1 month rent, and is managed by a special account of a third party according to regulations. However, the amount of rent charged at a time should generally not exceed three months' rent, and the overcharged rent should be included in the supervision. The commission charged by real estate brokerage agencies to provide intermediary services generally does not exceed 1 month rent.
The "Regulations (Draft)" stipulates that if a house leasing enterprise carries out interior decoration and renovation of the rented house, and the indoor air quality does not meet the standard after testing by a qualified testing institution, the housing and urban-rural construction or the housing authority shall order it to make corrections within a time limit and impose a fine of 6.5438+0,000 yuan to 50,000 yuan; If no correction is made within the time limit, a fine of 6.5438+0 million yuan and 300,000 yuan shall be imposed.
