There are several kinds of conditions:

One, for big investment, you can go to the Thai government website to learn about the preferential regulations on BOI investment;

Two, for general investment, you can apply for a work permit quota for every 2 million baht invested, and for those who go to apply for it by themselves, they first have to find 4 Thais and 3 Chinese as shareholders, do the articles of association, and then go to the Ministry of Commerce to register the company. Then go to the Department of Labor to apply for a work permit, and then go to the Immigration Department to apply for a work visa after getting the work permit. You have to do accounts and pay personal income tax every month, and you don't need to pay company tax for 3 years;

Third, find an accounting company to do it on your behalf, you don't need to make a real investment, you just need to pay about 100,000 baht to do the procedures of the second category above, and then you have to do the accounts of 3,000 baht every month as well as pay 3,000-4,000 baht for the personal income tax. Thai companies have import/export rights, and your company license can be loaned to a friend who needs it for importing purposes, and you can charge 10,000 baht per transaction if you use an accountant who matches you up with a customs broker to help with the process, or 5,000 baht per transaction if you're just loaning out the license. It's actually quite cost effective.
