According to the different payment stages, the project payment can usually be divided into advance payment, progress payment, completion settlement payment and quality guarantee.
1, advance payment. Advance payment refers to the money that the employer should pay to the contractor in advance for the construction of the contract project before the start of construction. Construction preparation includes purchasing materials, engineering equipment, construction equipment, building temporary facilities and organizing construction teams to enter the site. The advance payment ratio is generally not less than 10% of the contract amount and not more than 30% of the contract amount.
2. Progress payment. Progress payment refers to a kind of project price that the employer should pay to the contractor according to the completion of the project during the construction period. In engineering practice, the Employer agrees to pay the progress payment, which is generally 70% of the contract price. There are three ways to pay the progress payment:
(1), and pay in installments according to the image progress;
(2) Payment by installments according to the completed quantities;
(3) installment payment.
3. reconciliation. Settlement, that is, completion settlement, refers to the remaining project price that the employer should pay to the contractor after the completion of the project, except the quality deposit. The completion settlement amount is equal to the completion settlement price minus the quality deposit and the paid amount. The premise of paying the completion settlement is the completion acceptance of the project.

After the consumer has paid all or most of the price of the commercial house, the contractor's priority right of compensation for the project price of the commercial house shall not be against the buyer.
