2, variability of the unit building: according to the changes in market demand, the proportion of each unit can be adjusted to reduce market risks; as the laboratories can be transformed to the One-way transformation of the office building, it can ensure that more than 50% of the area of the laboratory function module is accounted for;

Construction of standardized laboratories: in order to cope with the uncertain needs of future users, the laboratories will be designed and built in a standardized modular way, providing rough rooms equipped with basic equipment and facilities, which is convenient for the personalized transformation of the future occupying users. The floor area of each R&D building will vary according to the needs of users of different sizes and can be flexibly segregated as needed;
4. Principle of Economy and Practicality: Returning to the true nature of architecture, the design is based on the concepts of practicability, low-cost, and comfort, and does not emphasize on luxury;
5. Reserving for Future Development: With the low plot ratio of this project, there is uncertainty in future development, and it is necessary to allow for a margin in the design;
6. Considering the demand of neighboring projects: mainly considering the future demand of Peking University International Hospital project for this project.
