How to buy a house in Vietnam

How to buy a house in Vietnam? According to Article 159 1 4 of the Housing Law of Vietnam, foreigners must meet the following two conditions when buying a house in Vietnam:

(1) Foreign individuals have certificates for real estate projects in Vietnam, and the projects have been approved.

(2) Except those who enjoy diplomatic privileges, exemption privileges and consular rights, all foreign individuals who are allowed to enter Vietnam through legal procedures can buy houses in Vietnam.

Therefore, China people who fall into one of the above two situations can own their own houses in Viet Nam.

Precautions for buying a house in Vietnam:

1. China people need to prove that they are qualified to own a house in Vietnam according to the law. According to Vietnam's 20 14 housing law, China people can own houses only if they "legally enter Vietnam". Therefore, China people must prove their "legitimacy" during their stay in Vietnam.

2. Some projects have restrictions on China people, so it is necessary to know which properties can be purchased and which properties cannot be purchased to avoid unnecessary losses.

3. In the process of signing the contract, China people need to know the conditions for the buyers and sellers to sign the house purchase contract, so as to ensure that the transaction is legal and protected by Vietnamese laws. The bidder shall ensure that the form and content of the contract are legal.

4. The contract performance of Vietnamese people may be different from the trade practices of China people. For example, Vietnam usually has no obligation to remind buyers to pay for the goods, which is different from the habits of some countries. This may cause the buyer to delay payment, and may lead to a fine stipulated in the contract or termination of the contract.

5. The property rights of houses purchased, donated or inherited by China people in Viet Nam shall not exceed 50 years. Three months before the expiration, if the owner wants to extend the time limit, he needs to submit an application clearly stating the extension time limit, and attach a notarized copy of the house certificate to the provincial people's Committee where the house is located for negotiation and settlement.

The above is about buying a house in Vietnam. I hope it will help everyone!
