Supervision fee composition

Supervision fee composition mainly includes the basic fee, stage fee and reward and penalty fee.

1. Basic fee

Basic fee refers to the basic fee charged to the owner by the supervision unit for the provision of supervision services, usually 1%-3% of the project cost as a benchmark. The specific rate depends on the complexity of the project, the construction period, the location of the project, the qualification and experience of the supervision unit and other factors.

2. Stage fee

Stage fee refers to the supervision unit according to the construction progress of the project to the owner of the fee. Usually divided into four phases: pre-preparation phase, construction preparation phase, construction phase and completion phase. The fee for each stage depends on the workload and service content of the supervision unit.

3. Award and penalty fee

Award and penalty fee refers to the supervision unit according to the quality of construction, progress, safety and other aspects of the assessment results, to the owner of the incentives or fines. The amount of award and penalty fee is usually 10%-20% of the supervision fee.

Supervision fee calculation method

Supervision fee calculation method is usually divided into two kinds: billing by percentage and billing by volume.

1. Percentage billing

Percentage billing means that the supervision fee is calculated according to a certain percentage of the cost of the project, usually 1%-3%. For example, the cost of a project is 10 million yuan, supervision costs calculated at 2%, the supervision cost of 200,000 yuan.

2. Volume-based billing

Volume-based billing refers to the supervision costs in accordance with the supervision unit to calculate the actual workload, usually based on the supervision unit to provide supervision services and workload. For example, a supervision unit provides four stages of supervision services: pre-preparation, construction preparation, construction and completion, and the cost of each stage is 100,000 yuan, 200,000 yuan, 300,000 yuan and 400,000 yuan, respectively, the supervision cost is 1 million yuan.
