2. Rights and obligations of Party B

(1) Party B shall provide all construction funds, design drawings, mechanical equipment, engineering and technical personnel and construction personnel for this project.

According to the relevant laws, administrative regulations of People's Republic of China (PRC) and local regulations of Suzhou, Party A, Party B and Party C sign this contract on the basis of legality, equality, voluntariness and mutual trust, and promise to abide by it together.

I. Location and facilities of the leased house:

Two. term of lease

Third, the rent and payment methods

Four. Lease conditions

1. Party A shall show Party B the property right certificate of the house or relevant certificates of the right to lease the house.

2. Party A guarantees that the lease of the house does not violate the relevant provisions of national laws and regulations, and has the right to decide to rent it; After the signing of this contract, both parties shall put on record according to national regulations.

3. Party B shall not use the leased premises in violation of laws, regulations and relevant government regulations.

4. Without Party A's approval

Party A agrees in writing that Party B shall not sublet the house to others in whole or in part. If subletting without authorization, Party A has the right to terminate the contract, and Party B shall be liable for breach of contract to Party A and Party C. ..

5. The actual expenses such as water and electricity shall be borne by Party B.. During the lease period. Where there are special agreements, such agreements shall prevail.

6. If the house or its internal facilities are damaged or broken down due to Party B's improper or unreasonable use, Party B shall promptly contact for maintenance and bear the expenses. For losses caused by force majeure and reasons not attributable to Party B, Party A shall be responsible for relevant maintenance expenses.

7. During the lease term, if Party B needs to decorate or transform the leased house or indoor facilities for use, it must be approved by Party A and approved by relevant government departments, and Party A has the right to supervise the decoration or transformation. Upon the expiration of the contract, Party B shall not dismantle the structural facilities added by itself.

Party A also does not need to compensate the above facilities.

Seven. Termination of contract
