Article 2 Use of the House The use of the House is ____________________. Unless otherwise agreed by both parties, Party B shall not change the use of the house.

Article 4 Rent The rent of the house is (currency) ___ ten thousand ___ thousand ___ hundred ___ pick up ___ yuan. During the lease period, in case of market changes, the two parties may separately negotiate to adjust the rent standard; otherwise, the lessor shall not arbitrarily adjust the rent for any reason.
Article 5 Payment Method Party B shall pay Party A a deposit of (___currency)___million___thousand___pickup___yuan on the effective date of this contract. Article 7 Commitment of Party A on Property Rights Party A guarantees that there is no dispute on property rights when renting out the house; unless otherwise agreed in the Supplementary Agreement, all matters related to mortgage, collateralized debts, taxes and rents, etc., will be settled by Party A before renting out the house. If there are any outstanding matters after the lease, Party A shall bear the full responsibility, and Party A shall be responsible for the compensation of the economic loss caused to Party B.
Article VIII Maintenance Responsibility During the lease period, Party A shall inspect and repair the house and its attached facilities every ____ [month] [year], and Party B shall actively assist and shall not obstruct the construction. Normal overhaul costs of the house shall be borne by Party A; daily maintenance of the house shall be borne by Party ____. Article IX of the agreement on the renovation and change of the structure of the housing Party B shall not damage the housing facilities, such as the need to change the internal structure of the housing and the decoration or set up on the structure of the housing impact of the equipment, you need to obtain the written consent of the Party A, the investment by the Party B to take care of their own. When the rent is withdrawn, unless otherwise agreed, Party A has the right to require Party B to restore the premises in the original state or to pay to Party A the expenses required for the restoration work.
Article 10 about the expenses during the lease period of the house During the lease period of the house, the following expenses shall be paid by Party B, and Party B shall bear the responsibility of default for the delayed payment: 1. water, electricity; 2. gas; 3. telephone; 4. property management fee; 5. ________________; 6. ________________. During the lease period, if the relevant governmental departments levy expenses for items not listed in this contract but related to the use of the house, all of them shall be paid by Party B.
Article 11: Expiration of Lease Term After the expiration of the lease term, this contract shall be terminated, and Party B shall return the house to Party A. If Party B requests to continue the lease, the lease shall be terminated. If Party B requests to continue the lease, it shall submit in writing to Party A in advance ____ months, and Party A shall give Party B a formal written reply within ____ months before the expiration of the contract, and if it agrees to continue the lease, the lease contract shall be renewed.
Article XII termination of the contract due to Party B's responsibility of the agreement Party B has one of the following circumstances, Party A may terminate the contract and take back the house, resulting in Party A's losses, Party B is responsible for the compensation: 1) unauthorized subletting of leased premises; 2) unauthorized transfer of leased premises, lending to other people or unauthorized switching of the use of the premises; 3) unauthorized demolition of the structure of the leased premises or to change the use of the leased premises 4. defaulting on rent payments for a cumulative period of ____ months; 5. using the leased premises to carry out illegal activities; 6. intentionally damaging the leased premises; 7. _____________________________.
Article 13 Early Termination of Contract During the lease period, either party proposes to terminate the contract, need to notify the other party in writing in advance _____ months, and sign the termination contract after consultation between both parties, before the termination of the contract signed, this contract is still valid. If Party A must terminate the contract due to national construction, force majeure factors or the circumstances stipulated in Article 10 of this contract, Party A shall generally notify Party B in writing _____ months in advance. Article 15 Default Liability During the lease period, both parties must abide by the contract, and any party who violates the provisions of this contract shall pay to the other party _____% of the annual rent as liquidated damages on an annual basis. If Party B fails to deliver the rent after the expiration date, Party A has the right to charge Party B a late fee at the rate of ____% of the monthly rent for each day of overdue payment.

Article 17 Other matters not covered in this contract shall be separately agreed upon by A and B and a supplementary agreement shall be signed. If the supplementary agreement is inconsistent with this contract, the supplementary agreement shall prevail.
Article XVIII Effect of Contract The attachments to this contract are an integral part of this contract. The words filled in the blanks in this contract and its annexes have the same effect as the printed words. Any matters not stipulated in this contract, its annexes and supplementary agreements shall be executed in accordance with the relevant laws and regulations of the People's Republic of China.
Article 19 Dispute Settlement Disputes arising from the fulfillment of this contract shall be settled by A and B through consultation. In case of failure of consultation, A and B agree to submit to arbitration of China International Economic and Trade Arbitration Commission, Shenzhen Branch, and the arbitration award shall be final and binding on both parties.
Article XX Number of copies of the contract This contract, together with the attached ***___ pages, in ___ copies, A and B each party to sign a copy of the contract, all have the same effect.
